FAQs for Landlords
Who will be in my property?
We get booking from 3 main places:

Estate agents
Who do not offer anything less than a 6 month tenancy, and refer clients to us who are between tenancies, exchange and completion.
Insurance companies
Where individuals are unable to live at home for any extended period and require a temporary residence while remedial works are completed.
Online travel agencies
Agencies such as Airbnb and booking.com have excellent processes for booking which protect landlords, managers and guests. When accepting bookings through these sites, we are provided with the personal details of the individuals staying and always charge a pre-authorised damage deposit to ensure any damage can be repaired immediately at the guests expense.
What if guests refuse to leave?
The licence to occupy (LTO) contract, which all guests sign, makes it clear the property the guest is staying in is not their permanent residence. This is important because it means they have no claim to stay in the property if asked to leave by the management.
Under this same contract we are also at liberty to remove anyone from the property who does not abide by the house rules, including rules such as quiet hours after 10pm, and not causing unreasonable damage to any property.
Who pays if a guest damages the property? and how do you manage repairs?
We do. The pre-authorised damage deposit we take from the guest is for our protection and goes towards any repairs, if the cost of repairs exceeds the deposit we have taken from the guest it is the responsibility of HPC to pay the difference.

We are partnered with CMV Cleaning and Leeway Brothers who look after all the cleaning and manual repairs works for all the properties.
CMV Cleaning have massive commercial cleaning contracts, work 365 days a year and specialise in deep cleans.
Leeway brothers are a construction firm who build houses from the ground up as well as specialising in extensions and interior renovations. They are phenomenal at getting jobs done quickly and thoroughly.
Will I still get my rent if you don’t get any bookings?
Yes, our monthly occupancy has no bearing on the contract between HPC and our landlords.

We are also incredibly confident in the demand for flexible short/mid-term accommodation in Hertfordshire ,and as such, we have never had a monthly occupancy rate below 75% in any property.
What will you do to protect my property?
We take pride in looking after all of our properties through extensive measures such as:

Timely, thorough and preventative maintenance

​Guarantee to return the property in the same condition (in writing)
How do I exit the contract?
We want to landlords who want to work with us. For that reason we include a 2 month notice period for both parties in all contracts. We want to work together long-term but understand circumstances can change and don’t want to trap anyone!

How long can I stay?
We accept bookings for various amounts of time. Please enquire about our stays - our best prices are always available when you book direct.
How do you ensure my room is clean?
We have expert cleaners who visit between guest stays for rooms and frequently for shared area cleans. Our cleaners have massive commercial cleaning contracts, work 365 days a year and specialise in deep cleans.
Do you have onsite parking?
Some of our properties do, and some of them don't. Please visit our properties page to see which of our properties offer parking, should you need it.
